Timberland I & II Neighbourhood
The north part of Opaskwayak’s IR 21A is surrounded by the Town of The Pas and includes the existing Timberland Trailer Court off 9th Street East (identified here as Timberland I) and a forested area north of Centennial Drive (identified here as Timberland II).
In the future, the Timberland I area will be redeveloped with apartment buildings near 9th Street East on Young Avenue and Dorian Avenue, with a playground and small park in between. Behind these, the plan proposes two sets of 8-plex side-by-side housing units and two duplexes. Single-detached houses are proposed at the rear of the area, on lots that will be twice the size of the existing trailer lots to give more desirable sites.
Timberland II is a unique site that is still intact forest. The plan proposes 43 single-detached house lots in this area, which are formed by combining two of the original surveyed parcels to give lot widths that are more commonly seen in new developments. In addition to single-detached houses, Timberland II features 90 side-by-side units and three apartment buildings, for a total of more than 350 residential units.
This multi-family housing is located next to a new recreation area with a baseball diamond, outdoor hockey rink, two soccer fields, and a play area. A naturalized pond is proposed on the east side of the property, where the land is currently lowest. A forested buffer surrounds the entire Timberland II area, offering a sense of seclusion to the development and separation from the rail tracks and industrial development around Hogan Avenue.
